• near a town? sidewalks, non-busy street. 10 mins on foot to a library or tea shop

• Inside
• an attic bedroom (like Meg's in a Wrinkle in Time, or like Nanny McPhee's)
• warm, nooksy
• at least one warm window seat
• a secret room and/or tunnel/basement
• lots of natural light, with views of trees or treetops or mountains
• Victorian-esque, with a tower-cylinder on one side
• extra toothbrushes for guests
